How do i know that this is not a scam?

We own all of the properties we sell and will provide proof before purchase. We encourage you to call the county to verify ownership using the APN# of the property, (386) 326-7600. Also, a Purchase Agreement will be signed which legally binds us to provide you with a Warranty Deed for the property, recorded in your name/family member’s name/name of trust once funds are received.

what is a warranty deed?

Ownership to the property is transferred with a Warranty Deed. A Warranty Deed is a legal document used in land transaction where the Grantor (Sellerguarantees clear title to the property being sold. It assures the Grantee (Buyer) that the property is free from any liensencumbrances, or claims, except those explicitly stated in the Deed. This Deed offers the highest level of protection to the buyer during the transfer of ownership.

who qualifies for financing?

Everyone! No credit check required.

How does the owner financing work?

A credit check is NOT required.

1. Lock in your property by paying the $249 non-refundable document processing fee.

2. Once we receive your processing fee, we prepare three documents: Promissory Note, Land Contract, and Purchase Agreement.

3. You’ll sign all three documents securely online via SignNow.com.

4. Make your first down payment over the phone with us securely through Bank Of America.

5. Monthly payments are made via ACH or debit card.

6. Monthly payments begin 30 days after signing

7. Monthly payments include: $12.00 note fee charged by the payment processing company

8. Our automated payment system, Geek Pay, makes it easy to track your documents and payment schedule. You can pay extra toward your property anytime.

9. Once the final payment is made, we will send the notarized Warranty Deed to the County Recorder to record it in the official public records of the county and send you the original recorded deed for your files. That’s it – You own it!

do i need a title company to close?

No, we offer direct closing and provide a Warranty Deed. If you would like further assurance, a title company can be hired at the buyers expense.

What is the difference between standard, mid-range & premium properties?

Standard Properties are properties a bit further from lake access and amenities. Mid-Range Properties are closer to lake access and amenities. Premium Properties are very close to lake access and amenities.
